If you have a desire to live in an upscale private beach community, with a security gate and beautiful sandy beach, this subdivision may be for you.
Coco Beach is located just 20 minutes north of downtown Puerto Armuelles. Puerto has all amenities available, including grocery and department stores, restaurants, hotels, banks, and a new modern hospital. Coco Beach is a rapidly growing community. There are about 15 homes currently built and several more under construction. The majority of lots in phase I are already sold, mostly to foreigners looking for a private retreat near the beach. The entry monuments and guard houses (24 hour security) are done and much of the infrastructure is in place. There is a restaurant/Club House, with a swimming pool for use by residents and guests, scheduled to open soon.
There were some hurdles to overcome getting the subdivision up and running, which is common with foreign investors in Panama. The first few years were a challenge, but the Dutch investors behind the community have recently change management and are actively ramping up progress. Amenities include a guard gate and 24 hour security, maintenance of common areas, the clubhouse and community swimming pool. There are several small parks, sidewalks, and a nice rancho for relaxing on the beach, as well as an outdoor shower. The HOA fees for this are currently $170 per month per owner.
Lots start at about $75,000, with prices up to around $200,000 for beachfront. After purchasing a lot, owners are asked to begin construction within 3 years. There is some wiggle room here, if needed. You can use your own plans and contractor, upon approval of the HOA. Optionally, the developer currently offers “Villa” models you can choose from and they will build it for you. The “Villa” models include:
- Large covered terrace with glass sliding doors and screens
- Spacious living room and open kitchen
- High, air ventilating ceiling
- Granite seamless countertops
- Wall hung toilets
- Laundry room
- Ceramic (Porcellanato) tiles with anti-slip for wet rooms

- Water heater + reserve tank and pressure systemThis is a master-plan layout of the subdivision, including lot numbers. Lots 1 – 81 are in Phase I. More than half of these are sold. 82 – 152 will be Phase II, not yet in development. The community Clubhouse and pool are located on lots 97 & 98.
There are still several lots and home/lot packages available in Phase I. There are also some re-sale lots and homes available. These are sold either by owner or through a real estate agent. Sometimes these can be a better deal, since they were purchased many years ago when the prices were lower.
